Your thinking about selling your house, but after more than a few years of living there, and normal wear and tear, it doesn’t look like the renovated homes listed online. To appeal to the widest range of buyers, you might want to make some updates, freshen up the yard, and stage a few of the rooms. But if you’ve seen properties in your neighborhood bought up by builders and demolished for new houses to be built… Maybe selling your home as a teardown, would save you the effort of fixing it up, and help you sell faster… Particularly in popular neighborhoods with limited undeveloped land, purchasing existing property for the sole purpose of building a new structure on the land is fairly common. In many cases, developers and building companies redevelop multiple properties in a neighborhood, knowing buyers will eat up newer homes. Here’s 3 things to think about if you’re considering selling your house for redevelopment: Define Your Teardown: While a home’s condition might seem to be the biggest indicator of whether it’s a good candidate for a teardown, location really plays the biggest role, as builders target parts of cities that have the highest demand from buyers. Teardowns aren’t just old, outdated homes, either. They can include luxury homes and relatively new structures. Builders also prefer a regular, rectangular lot on the middle of the block, as irregular lot shapes, small lot sizes, or corner locations can make redevelopment tricky. Foregoing the Market: If you’re in a neighborhood where builders are particularly active, you may have already gotten a knock on the door or letter in mail asking if you’re interested in selling. When it’s the right kind of property, most builders are happy to make an offer on a home – often in cash – that makes the process simple, quick and free of commission paid to any real estate agents. III. Consider a Little Work: In the right location, today’s seller’s market makes it so you could put your home on the market as-is and likely still receive interest. But if there’s a possibility you’re misdiagnosing your home as a desirable purchase for a teardown, you should think about preparing the home properly for the market, as minor updates and cleaning can go a long way. You should also have your property appraised to see how it would likely fare compared to similar homes in your neighborhood, or consult a real estate agent to see if they expect more builder versus homebuyer interest. There are a lot of great ways to offset some of the costs of your professional demolition. One way is to use sites like and to sell items out of their homes or commercial properties prior to demotion. We went and found a few success stories on the web to give you some ideas: STORY I: “I had around 2-3 weeks before the demolition guys were going to come and knock the house down. I took photo’s of everything, wrote up listings and put all the ads on for around 5 day auctions. There were some placed on eBay and Gumtree. I was actually amazed at how much of the house would sell. I sold tree’s, ovens, granite tables, doors, tiles, all the bricks around the house, windows, bathtubs, lights, toilets, fans etc. One person even came to pick up the dirt from around the house, OMG!” STORY II: “I’ve sold most of an old kit bathroom on gumtree. $15 here, $10 there…it all added up to cover the cost of the new mirror cabinet”, Said one Residential Owner. “As long as you are relatively well located, then I don’t see why you wouldn’t have success for selling most items in your house.” STORY III: “I’ve seen interiors from offices (everything, windows, doors, trims) listed on a local Facebook site and also on Gumtree. I’d try to have people remove whatever they can, even as freebies, if it saves you some money on the demolition.” Said one Commercial Property Owner. “But make sure you are covered by insurance. Extraterrestrial Abductions Day – March 20th Keep one eye on the sky. And, be ready to duck, dodge, and to hide. UFO’s may be everywhere, looking to abduct humans. If you are not careful, perhaps they will find you! Of course, there are more than a few people out there who are looking to be abducted by aliens, so they can travel to another planet. Celebrate today by reading and watching science fiction stories about UFOs and Extraterrestrials. And, make sure to keep out of sight of extraterrestrials. National Goof Off Day – March 22nd Now here’s a day that just about everybody can relax and enjoy. It’s a day to do anything and everything…..except what you’re supposed to do today. Assuming you won’t get in trouble at work or school, go ahead and play some golf, or play games all day. Spend extra time surfing the net. Go out and spend the day window shopping with your favorite friend. Or, just read sit down and read a book or watch TV. This day is set aside for you to do anything you enjoy doing. A few years ago, a survey was performed to identify the most popular activity for goofing off. The top activity was playing video games. Who conducted the survey? Ninetendo…no surprise. It makes you wonder just who might have had the brainstorm to create this day……hmmmm. Take a Walk in the Park Day – MARCH 30th Don’t miss out on ” Take a Walk in the Park Day”. It is an opportunity for exercise and relaxation. Are you stressed out? A walk in the park is just what the doctor ordered. Its calming and therapeutic. Taken after a busy work day, it helps clear your mind and re-energize you. Or, take the walk during lunch and you will find the afternoon of work goes by quicker and easier. A walk in the park will likely be the most enjoyable part of your day. However, make sure to do so with a clear mind and with your eyes open. In addition to avoiding a fall, open eyes will allow you to take in the beauty of nature’s wonders: flowers, and trees, birds, and wildlife. Why do we love Fridays so much?  The answer is obvious, in front of us we have a weekend of possibilities; days where we can hang out with friends, do something fun, or enjoy doing nothing at all. The weekend spells r-e-l-a-x, and for most people that means Monday spells s-t-r-e-s-s. Fortunately, some simple adjustments to your normal routine can trick your mood into thinking it’s the best day of the week. 1. Prep On Friday And Sunday: Before you leave your desk on Friday afternoon, take the last few minutes of your day to ease the shell shock for your future Monday-self. Jot down a list of loose ends and then prioritize the things that need to be done so that when you get back to work on Monday, you can just dive in. Sunday night preparations can make your Mondays better, too. Afford yourself some extra minutes of snooze time by showering the night before or by having your clothes ironed and ready to go. Also, remember that good nutrition is in direct correlation to your energy levels and mood, so prep for a protein rich breakfast (i.e. a hardboiled egg or a grab-and-go yogurt). 2. Plan For Happiness: Having something to look forward to makes getting out of bed on Monday a whole lot easier. There’s no rule that states all of your fun has to be saved for the weekends! Try setting a standing date with friends on Monday nights. To increase your mood even more, incorporate exercise. An evening walk with some local friends can get you feeling great both mentally and physically. Can’t get anyone else to break out of their Monday routines? You can still have something to look forward to at home. Try turning Monday night into movie night, or DVR your favorite TV show and wait until Monday to watch it. 3. Dress For Energy: There’s no denying the pick-me-up power of a great outfit – looking good boosts our moods and confidence. So much of the Monday blues are mental stipulations we put on ourselves, which means we hold the power to bring about change. Switch things up by wearing your favorite outfit on Monday and give your mood a chance to compete with the other, more popular days of the week. Does your work wardrobe lack some overall excitement? Studies show wearing red, orange, or violet boosts energy and green or yellow can put you in a noticeably happier mood. 4. Just Say No: One of the things that make Fridays so great is that, for the next few days, you are not obligated to do much. Steep price incentives, a lack of new construction and a favorable tax environment all benefit Miami and Fort Lauderdale buyers in the beginning of 2018. After a slow year in the South Florida property market, dominated by an oversupply of luxury inventory and the retreat of Latin American buyers due to the strong dollar, 2018 represents the perfect time for interested parties to buy a luxury condo in Miami or Fort Lauderdale, experts say. It’s a Perfect Storm of Opportunity Right Now! Softened prices; developers and sellers willing to offer 10% to 20% price reductions. Lack of new construction, allowing current oversupply to get re-absorbed. A U.S. tax reform bill that could mean huge savings for people willing to relocate to this income tax-free state. An aging U.S. population that wants luxury living and nice weather for their retirement. “We’re seeing increased sales velocity and a longer-term commitment to South Florida from our buyers,” said Ryan Shear, Property Market Groups, noting that this is a shift from the investor-driven buyer of a few years’ back. “The luxury markets in most of South Florida will really benefit from these factors over the next 12 months,” he added. “I literally don’t think there will be a better time to invest in the Florida property market than right now,” he said. Most experts agree that a lack of new building and favorable tax environment should result in price increases. But experts also expect that Miami prices for luxury properties will remain flat in 2018 because of the oversupply that needs to get worked through, which will lead developers and sellers to offer price incentives to move both new and resale properties, some market factors could lead to price increases soon after. For buyers who do want new, they need to act now and purchase in a project that’s either recently closed or is scheduled to close soon. Otherwise, they should plan on either picking up a resale unit or waiting until 2021 or 2022 for any new projects started in 2019 start to hit the market.
